What does a town planning consultancy do?
We provide expert advice and support on all aspects of the planning system, including planning applications, appeals, development appraisals, policy advice, and representation at local authority meetings or planning inquiries.
Do I need planning permission for my project?
This depends on the type of development. Some projects fall under "permitted development rights," while others require full planning permission. We can review your proposals and advise on the appropriate route.
What types of clients do you work with?
We assist a wide range of clients, including homeowners, developers, landowners, architects, businesses, and local authorities.
How long does the planning process take?
A local authority typically has 8 weeks to determine most applications (13 weeks for major applications), but timescales can vary depending on the complexity of the project.
Can you help with a planning application that has already been refused?
Yes. We can review the decision, assess the reasons for refusal, and advise whether to appeal, submit a revised application, or explore alternative strategies.
What information do I need to submit a planning application?
Most applications require detailed drawings, a site plan, and supporting documents such as design and access statements or heritage reports. We prepare and coordinate with specialists to ensure your application has all the necessary information on your behalf.
Do you represent clients at planning appeals and hearings?
Yes, we have experience representing clients in written appeals, hearings, and public inquiries.
Can you advise on local planning policy?
Yes. We monitor planning policy at both national and local levels and can advise on how these policies may affect your project.
Do you provide feasibility or site appraisals?
Absolutely. We assess sites to determine their planning potential, identify constraints, and suggest strategies for maximising development opportunities.
How much do your services cost?
Our fees depend on the type and complexity of your project. We usually provide an initial consultation and then offer a clear fee proposal before starting work. If additional services or fees are required once work has begun, we will always agree these with you before proceeding.
Do you advise on enforcement issues?
Yes, if you have received contact from an Enforcement Officer, we can provide advice and help you respond appropriately. We have many years of experience in dealing with all forms of Planning Enforcement instructions.
Do you offer an initial consultation?
Yes, we offer a free, initial consultation of up to 30 minutes to discuss your project, outline possible planning routes, and advise on next steps. This can be undertaken either over the phone or via a video call.
